The South Hill's Quiet August Routine, From Duncan Lawn To The Regal Corridor

Ask a South Hill neighbor what they did last Saturday and you will get one of two answers. Either they were at Manito by ten, or they meant to be. That gap between intention and follow-through is the whole story of August up here, because the routine that has taken hold over the last two summers is finally visible, and it is not the one the guidebooks describe.

The version most residents still carry in their heads is a July version. Lilacs in May, roses in June, a Fourth of July picnic, then a long drift into wildfire haze. What has actually settled in is tighter and more programmed than that, and the last two Saturdays of the month are the clearest place to see it.

The 10 a.m. Anchor Most Residents Still Haven't Tried

The Manito Park Fitness Series is not new, but it is easy to miss if you drive past Duncan Garden on the way to somewhere else. The series runs Saturdays from 10 to 11 a.m. through August 22, on the Duncan Lawn just east of Duncan Garden, with sessions led by River City Pilates, Shala Living Yoga, and The Union, presented by Kaiser Permanente. It is free and no sign-up is required.

What is worth knowing, and what the flyer does not tell you, is how the last three Saturdays are shaped. August 8 and August 15 are both Shala Living Yoga Vinyasa Flow. August 22 closes the series with a River City Pilates community mat class taught by Brittany. That means if you have been meaning to try the series and you keep sliding it to next weekend, you have two flow sessions and one mat class left. After August 22, Duncan Lawn goes back to being a place people walk their dogs across on the way to the pond.

A few practical notes that only regulars mention:

  • Park on 18th or Grand and walk in. The Loop Drive gets clogged by 9:45.
  • Bring your own mat. The lawn is even but summer-dry.
  • The Park Bench Café is a two-minute walk from Duncan, which is the actual reason people show up.

The Garden Loop That Makes The Hour Worth It

If you stop at the workout, you have missed the point. The reason this routine has held is that Manito is genuinely five parks stacked on one map, and the loop between them takes about thirty minutes at a slow pace.

The park's five garden areas are the Nishinomiya Tsutakawa Japanese Garden, Duncan Garden, Rose Hill, Lilac Garden, and Ferris Perennial Garden, spread across 78 acres of native and cultivated landscape and 20 acres of botanical gardens, plus Mirror Pond, the Park Bench Café, and Loop Drive and Bridge overlooking the Rose Garden. The number that matters is not 78 acres. It is the fact that Rose Hill, in a park often described in lilac terms, was named number one in the nation by All-America Rose Selections in 2007. August is the second bloom on those beds, and it is quieter than the June peak by a wide margin.

The walk residents have converged on looks like this. Duncan Garden first, since you are already on the lawn. South to the Japanese Garden, which reads differently in late-summer light than it does in spring. Back up through the perennial beds to Mirror Pond, then coffee at the Park Bench Café before the mid-morning crowd arrives. It is a loop you can do in flip-flops. That is the point.

Why the Regal Corridor Looks Different Than It Did Last August

Here is what has actually changed on the South Hill in the last twelve months, and it is not in the park. It is on Regal.

The Breakfast Club is opening at 4919 S. Regal in the space that formerly held Ezell's Chicken, in the same shopping center as Target and PetSmart. It will be the third location for the concept, which already operates in Missoula and Helena, Montana. The Spokane location is quick service with a take-out focus and some indoor dining. That is a real shift for a corridor that had been trending toward drive-thru chains, because it is a sit-down breakfast concept that came in from out of state on purpose.

Around the same stretch, Dutch Bros Coffee is planned for 4501 S. Regal, which puts a second drive-thru coffee anchor within about half a mile of the first. The pattern is worth watching if you live off 44th or Ray. Two coffee anchors, a national grocery-adjacent pad, and a breakfast concept where a fried chicken shop used to be. That is a corridor rebalancing itself in real time.

The Albertson's redevelopment belongs on that list because it is the piece most residents forgot about. Muv Fitness announced plans to renovate the former Albertson's store at 510 E. 37th Ave. on the South Hill in the first half of 2023. If you have been wondering why the parking lot at 37th and Grand looks like it is finally getting attention, that is why.

Where The Neighborhood Actually Eats When The Walk Ends

The dinner map is more stable than the corridor makes it look. Two anchors keep showing up on the calendar for people who live between 29th and 57th.

South Hill Grill is the newer of the two in this location. The restaurant is at 2911 E. 57th Ave., in the old Rock City space, sharing the parking lot with the YMCA. The menu leans American with fresh sushi, served breakfast, lunch, and dinner. The move into a larger footprint changed the room, and regulars will tell you the trade-off is real. More seats, less of the tight corner feel the original had. If you are meeting a group after a garden walk, that trade-off is a feature.

Thai Bamboo's South Hill room is the other one. The address is 2215 E. 29th Ave., with kitchen hours running Sunday through Thursday 11:30 a.m. to 8 p.m. and later on Fridays and Saturdays. The 29th Avenue location matters because it puts you a five-minute drive from either the park or the Regal shops. It is the neighborhood's default weeknight room.

The routine works because the distances are small. Duncan Lawn to Park Bench Café is a two-minute walk. Manito to Regal and Palouse Highway is about seven minutes by car. 29th to 57th is another five. The whole Saturday, workout to lunch to errands to dinner, fits inside a three-mile radius.

That is the sentence residents already know without saying out loud. It is also the sentence buyers looking at the South Hill from the outside almost never hear, because the portal listings will describe the schools and the median and the walk score and skip the loop entirely.

One Small Note Before Labor Day

A few things are worth putting on the calendar before the series ends.

  1. August 8, Duncan Lawn, 10 a.m. Shala Living Yoga Vinyasa Flow. Bring a mat.
  2. August 15, Duncan Lawn, 10 a.m. Same instructor, second flow class of the closing stretch.
  3. August 22, Duncan Lawn, 10 a.m. River City Pilates community mat class with Brittany, the final Saturday of the season.

The Park Bench Café is open in season for light meals, and the Friends of Manito, the non-profit that supports the park, has contributed over $900,000 to Manito through plant sales and educational programs. If you have lived on the South Hill for a few years and never bought a perennial at one of those sales, that is the other August habit worth adopting.

The reason any of this matters, for someone who already owns a house between Manito and Ferris, is that the neighborhood's daily rhythm is the thing that holds value here. The gardens are not new. The dinners are not new. What is new is a corridor changing shape a mile from the park, and a Saturday morning routine that most residents still have not walked into. Both are worth a look before summer folds.
